Recent comparable sales
What has actually sold near you, and what those buyers paid. Sold data is the foundation — asking prices tell you what sellers hoped for, not what the market agreed to.
Current competition
The listings a buyer will see beside yours right now, and how long similar homes have been taking to sell. Your price is judged against them, not against last year.
Location & micro-location
Neighbourhood, street, exposure, traffic, grade and what backs onto the property. Two homes a block apart can sit in different markets.
Lot & outdoor space
Size, shape, usability, privacy, parking, drainage and access. On some properties the land carries more weight than the house.
Size, layout & condition
Finished area, how the rooms work for the buyers most likely to want it, age and condition of the major systems, and what has genuinely been updated.
Property type & unique features
Detached, townhome, condo, rancher, acreage or something less common — plus view, frontage, suites, shops or outbuildings where they apply.

Why Online Estimates Can Miss the Mark Here
Automated estimates are built from data a model can access — recorded sales, assessed values, bedroom and bathroom counts, square footage. They are useful as a rough orientation, and we are not going to tell you they are worthless.
What they cannot see is the part that often decides the price: whether the finishing is original or genuinely updated, how the lot sits and drains, what the outlook and the noise are actually like, whether the layout works for the buyers most likely to want the home, how a strata's documents read, and what is competing with you the week you list. Nobody can read those from a data field.
That is the difference here. We look at the property, we look at what is happening around it right now, and we explain the range instead of asserting a number.
