How much does property management cost in Maple Ridge?

Fees depend on the property and the level of service required — a single-family home, a basement suite, a condo, a townhome and a small multi-unit building each involve different work, so we quote per property rather than publishing one rate. A tenant placement fee generally applies when a new tenant is placed. Our fees are disclosed in writing before you sign anything and itemized on your monthly statement, and we do not mark up maintenance or vendor invoices. Ask us for a quote on your specific property.

What does a BC property manager actually handle?

How long will it take to find a tenant?

It varies with asking price, the condition and presentation of the home, the season, the property type and current demand in your specific neighbourhood — so we do not promise a fixed number of weeks. What we will do is give you a realistic expectation based on what comparable rentals in your area are doing right now, and tell you honestly if the asking price or the condition is likely to slow things down.

How do you screen tenants?

Every applicant completes a full application with identification. We verify credit through a credit bureau report, confirm employment and income, and check previous landlord and personal references. Applications are assessed consistently and in keeping with BC human rights and privacy requirements. No screening process is perfect, but a thorough, documented one is the single best protection against arrears and damage.

How is my property inspected and monitored?

We complete and document a written condition inspection report with the tenant at move-in and again at move-out, which is what protects your deposit claim if there is damage. Additional inspections during a tenancy are arranged as appropriate for the property and the situation, always with the proper written notice of entry. Inspection documentation is available to you along with your statements.

What happens if my tenant does not pay rent?

Accepted Answer

We follow up immediately and handle all tenant communication. If rent remains unpaid, we serve the correct notice under the Residential Tenancy Act, complete the required filings and, where necessary, prepare the evidence package and represent your interests through Residential Tenancy Branch dispute resolution. You are kept informed at each step rather than discovering the problem weeks later.

Can you manage my property if I live outside BC or outside Canada?

Accepted Answer

Yes, and we do it regularly. You receive monthly statements and funds by direct deposit, and we act as the local point of contact for tenants, trades and inspections. Non-resident owners have Canadian tax withholding and reporting obligations, so we recommend you also work with an accountant familiar with non-resident rental income.

Can you tell me what my property should rent for?

Accepted Answer

Yes. We prepare a rental assessment based on current comparable rentals, competing inventory, the condition and features of your property and what tenants in your price band are actually choosing. Setting the right rent at the start usually produces a better annual return than a high asking rent followed by extra vacant weeks.

Can Brookside take over a property that already has tenants?

Accepted Answer

Yes. We review the existing tenancy agreement, deposit records and condition inspection reports, confirm the rent and rent-increase history, and notify the tenant properly of the change in management and where to pay rent. Existing tenancies continue on their current terms — a change of manager does not reset a tenancy.

Question 11

Who approves repairs and maintenance?

Accepted Answer

You do, above an agreed approval limit set out in your management agreement. Routine items below that limit are handled promptly so small problems do not become large ones, and genuine emergencies or repairs required by law are addressed immediately with you notified right away. Every invoice appears on your statement at cost.

How are security and pet damage deposits handled?

Accepted Answer

Deposits are collected at the start of the tenancy, held in trust and administered under the Residential Tenancy Act. BC limits both the security deposit and the pet damage deposit to half a month's rent each. At the end of the tenancy, deductions can only be made with the tenant's written agreement or an order from the Residential Tenancy Branch — which is exactly why the move-in and move-out condition inspection reports matter so much.

How are annual rent increases handled?

Rent may be increased once every 12 months, capped at the maximum the Province sets each year, using the required form and notice period. We track eligibility dates so an increase is not missed or served incorrectly, and we discuss with you whether taking the full allowable increase makes sense given the tenancy and current market rents.

How often will I receive financial statements?

Monthly. Each statement shows rent received, expenses paid with copies of invoices and the net amount disbursed to you, plus year-end reporting your accountant can work from directly.

Yes. Owners have online access to statements and property documentation through our owner portal, so your records are available whenever you need them rather than only at month end.
