Invest with Data, Not Guesswork
Because Brookside sells homes and manages rentals, we know both sides of every investment equation — purchase price and real-world rental income.
How We Work With Investors
Buy with rental numbers in hand
Before you write an offer, we tell you exactly what the property should rent for and what management costs.
Sell vs. rent assessment
Moving on from a property? We'll model both paths — sale proceeds today vs. long-term rental cash flow — so you decide with real numbers.
Portfolio guidance
From your first suite-equipped house to a multi-property portfolio, we help you scale sensibly in this market.
Start with the numbers
A rental property either earns its keep every month or it doesn't. Use the cash flow calculator below to test a purchase price, financing, expected rent and the full slate of operating costs — taxes, strata, insurance, management, vacancy and maintenance — before you commit.
Open the Cash Flow CalculatorInvestment Cash Flow Calculator
Evaluate a potential rental property's income and expenses side by side. Enter the purchase and financing details, the rent you expect to collect and every recurring cost of ownership, and the calculator estimates monthly and annual cash flow, net operating income, capitalization rate, cash-on-cash return, debt service coverage and the occupancy you need to break even. Results are estimates for education only and are not financial, tax, legal, lending, appraisal or investment advice.

Capitalization rate measures the property's income against its purchase price and excludes financing entirely. Cash-on-cash return includes financing, because it compares after-mortgage cash flow to the cash you actually put in. Debt service coverage ratio divides annual net operating income by annual mortgage payments.
Estimates for education only, based solely on the figures you enter. They exclude income tax, appreciation, depreciation or capital cost allowance, mortgage qualification, legal costs unless entered above, and unexpected repairs. Nothing here is financial, tax, legal, lending, appraisal or investment advice — review any purchase with your accountant, lawyer or notary, and mortgage professional.
